On a property portal your listing sits beside thirty others with the same floor area and a similar price. What separates them is a single image. A living room shot on a phone with leaning door frames and a lamp turning the ceiling yellow sorts itself to the bottom of that list regardless of how good the house is.
What helps is mundane and technical. The camera at chest height and genuinely level, so that walls stay vertical. Two exposures, so the window does not burn out white and you can see the garden behind it. Room lights off, because tungsten and daylight otherwise put two colours in one picture. Plus an aerial that shows where the plot ends and what stands around it, because that is the first question on the phone anyway.
